Cogir Real Estate is seeking a team of two for a Site Manager of two position (apply with a partner where one focuses on the maintenance and housekeeping side, and the other focuses on office and administrative side), to join our multi-residential apartment complex located in Abbotsford, BC.  There are five (5) buildings this site manager will be responsible for:

Duties & Responsibilities:

· Supervise, coordinate, provide leadership to and review the work of assigned staff

· Evaluate and recommend changes in methods and procedures in assigned area of responsibility

· Administer the activities of the assigned properties in accordance with contractual requirements, including determining, establishing and implementing effective operating procedures

· Maintain an effective system of rent collection and attend legal and collection agency proceedings

· Communicate directly with tenants and provide exceptional tenant relation support by responding in a timely manner

· Conduct necessary arrangements with public utility and other municipal bodies

· Regularly review and make appropriate recommendations for the improvement, sustainability and modernization of the properties

· Maintain occupancy and rental income levels while maintaining a high level of resident satisfaction and public relations

· Ensure effective and sustainable maintenance and repair of programs.

· Perform detailed building inspections on a monthly basis and provide follow-up and completion reports when required

· Participate in the timely preparation of budgets as effectively as possible

· Responsible for all administrative reports and documents related to assigned portfolio

· Other duties as assigned

Qualifications:

· Minimum of five (5) years property management experience in residential high-rise properties

· Graduate and/or pursuing a certificate/degree program, such as IHM, BOMA, or REIC

· Knowledge of applicable provincial and municipal legislation including the Residential Tenancies Act

· Knowledge of all aspects of property management (operations, maintenance, administration, marketing, tenant relations, employee supervision, etc.)

· Experience with Microsoft Office and other software (knowledge of Yardi and Property Vista preferred)

· Knowledge of financial statements and solid understanding of budgets

· People and service oriented with a successful history of working in a fast paced and changing environment

· Excellent problem solver, proactive, responsive with a high sense of urgency

· Detail oriented with the ability to multi-task, delegate and assume responsibility for actions and decisions made

· Proven leadership skills with the ability to motivate, coach and train staff

· Diplomatic, strong work ethic, commitment and focus to self and stakeholders

· Portfolio subject to change during employment

· Valid driver's license required
